A comfortable year round cottage on the crest of Tamarac Island overlooking the beautiful bay from which the village gets its name,
Stokes Bay, on the eastern shore of Lake Huron, in the beautiful Bruce Peninsula.
This 1,100 square foot, 1½ story, vinyl sided, residence is set quietly on a 120' waterfront by 215' fully landscaped lot. The 21' 8" x 11' 8" carpeted
living room has plenty of glass looking onto an
enormous 748 square foot deck overlooking the bay. The combined
kitchen and dining room, with its linolium floor, is a spacious 15' by 13'. There is a 15' by 8'
bedroom on the main floor with a second 15' 2" by 7' 4"
bedroom upstairs as well as a 15' 4" by 10'3"
bedroom, both with 100 year old, finished, natural wood plank floors. The main floor
four piece bath is 8' 9" by 8'. The back 9' by 8' entrance doubles as the laundry room. With a pull-out couch in the living room, a total of 10 adults can rest peacefully listening to the occasional call of the Loon.
In addition to the main building, there is a separate, single car garage, a separate 9' by 9' bunkie for extra guests or storage and an on shore boathouse that will accommodate a
19' Bowrider 140 horsepower inboard/outboard that seats 10 adults. A
marine railway with an electric winch allows for the launching or putting to bed in five minutes, if the weather turns too nasty to leave it tethered to one of the twin docks. It should be noted that with todays regulations, new shoreline construction is not allowed.
A new 140' deep well was drilled in 1998 and a new septic system was installed in 1987. The property is equipped with 200 amp hydro service for the baseboard heaters, stove and hot water.
I have lived here year round since 1998, but at the young age of 77 and failing health, it is getting too hard to maintain this beautiful property. It is the ideal setting for the recreational minded, be it a large family or a group of friends interested in a private time-share all year round. Just imagine swimming, boating,
fishing, (Stokes Bay people caught the largest salmon and won close to $26,000 in prizes), water skiing, skating,
snowmobiling, cross-country skiing on the whitest snow in Ontario, walking or jogging, all at your door step. If you are not so inclined, then just sit back and enjoy the clear, clean, fresh air and beautiful clear water or the phenominal star display on a clear night. As for air conditioning – just open the windows and allow the cool breeze to waft in from across Lake Huron.
The 2008 taxes were approximately $2,600 with $2,500 in electrical charges. There is a local boy that maintained the expanse of lawn for $200 for 2008. And finally, the cost of maintaining an exceptional view is zero. You are not going to wear it out by just using it or admiring it!
My asking price is $389,900 and I can be contacted either by phone at 519-592-5625 or by snail mail at John Stanley, P.O. Box 39, Stokes Bay, Ontario, N0H 2M0.
My neighbours around the corner and down the road is the new development of
Greenough Harbour.
